I visited the GİZ 2000 Plaza building, located on Eski Büyükdere Avenue in Maslak, to conduct a preliminary inspection of an office space available for lease. Maslak is one of Istanbul’s prominent commercial real estate and office plaza districts. As a key hub along the Büyükdere Avenue axis, Maslak represents a strong location choice for companies due to its excellent transport links, corporate office inventory, proximity to business centers, and the area's overall prestige. GİZ 2000 Plaza stands out among other office plaza options in Maslak thanks to its central location on Eski Büyükdere Avenue. The accessibility afforded by this location and the area's corporate identity are significant advantages for the building in terms of commercial real estate.

We are seeking a premium-standard plaza office for lease for an international trading company along the Büyükdere Avenue axis (spanning Levent, Esentepe, and Şişli) that will support its corporate identity and international business connections. Our priority is a portfolio of exclusive offices offering a combination of high-floor positioning, panoramic Bosphorus views, A/A+ building standards, a central location, and suitability for corporate use.

Professionals working in plaza offices along Büyükdere Avenue can reside in premium living spaces located in prime areas within the immediate vicinity. The vacancy rate for plaza office rentals along the Büyükdere Avenue–Esentepe–Levent axis hovers around 8–10%; the rate for properties available for sale is even lower. I recommend that investors considering plaza office investments along Büyükdere Avenue focus on high-quality, high-end, and centrally located properties. While the demand for plaza office space in terms of square footage has decreased due to the hybrid work model, the demand for quality has increased.

Since employees work remotely part of the time, there is no longer a need for office spaces as large as before. At the same time, compliance with earthquake regulations is a crucial criterion for office tower buildings. The adaptability of the office floor plan to various uses and the ability to easily modify it are now among the factors companies consider.

I have been working as a real estate agent in Beşiktaş for 6 years. 3.5 of those years were spent in the Gayrettepe area. The last 2.5 years have focused on the upper segments in valuable areas of Beşiktaş.
